Terms of Service

1. Service Description

Sakani ("سكني") is a residential building management platform that enables building managers, unit owners, tenants, and security personnel to manage building operations digitally. Services include identity verification, maintenance request management, financial dues collection, visitor access control, and building-wide communication.

2. Eligibility

To use Sakani you must be:

• 18 years of age or older
• A resident of, or authorised representative in, the Hashemite Kingdom of Jordan
• An authorised building manager, verified property owner, registered tenant, or employed security guard within a building enrolled on the platform
• Capable of entering into a legally binding agreement under Jordanian law

3. User Responsibilities

You agree to:

• Provide accurate, complete, and current information when registering and verifying your identity
• Use the platform only for lawful residential building management purposes
• Ensure your building and unit association is accurate and authorised
• Maintain the confidentiality of your account credentials and OTP codes
• Promptly notify us of any unauthorised access to your account

4. Prohibited Use

You must not use Sakani to:

• Harass, intimidate, or harm other users or building residents
• Submit false maintenance claims, fraudulent financial disputes, or fabricated identity documents
• Attempt to gain unauthorised access to other users' accounts or buildings not associated with you
• Reverse engineer, decompile, or attempt to extract the source code of the application
• Upload malicious content, spam, or material that violates applicable law
• Circumvent or disable any security or authentication mechanism

5. Intellectual Property

The Sakani application, including its design, code, trademarks, and all associated content, is the exclusive property of Smart IT Buildings L.L.C., developed by Qualia Solutions. No licence to any intellectual property is granted to users beyond the limited right to use the service for its intended purpose during the term of this agreement.

6. Service Availability

We will endeavour to maintain platform availability on a best-effort basis. Scheduled maintenance windows will be communicated in advance where possible. We do not guarantee uninterrupted access and are not liable for losses arising from temporary unavailability due to maintenance, infrastructure failures, or force majeure events.

7. Limitation of Liability

To the maximum extent permitted by Jordanian law, Smart IT Buildings L.L.C. shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of Sakani, including loss of data, loss of revenue, or property damage. Our total liability shall not exceed the fees paid by you in the three months preceding the event giving rise to the claim. This limitation does not apply to liability arising from fraud or wilful misconduct.

8. Financial Terms

Dues amounts, service charges, and payment schedules are set exclusively by building managers within their respective buildings. Sakani facilitates the recording and collection of these charges but does not determine, endorse, or guarantee them. Disputes regarding charge amounts must be resolved with the relevant building manager. All financial transactions are recorded in an append-only ledger; corrections are made via reversal entries only.

9. Termination

Either party may terminate this agreement at any time. Upon termination, your access to the platform will cease. Your personal data will be retained for 30 days following termination and then permanently deleted, unless retention is required by applicable law. Financial records may be retained as required by Jordanian accounting and tax regulations.

10. Governing Law

These Terms of Service are governed by and construed in accordance with the laws of the Hashemite Kingdom of Jordan. Any disputes arising from or related to these terms or your use of Sakani shall be subject to the exclusive jurisdiction of the competent courts of Amman, Jordan.
